Interior/Exterior Association Additions and Remodels
We work with homeowners and Management Companies to assess Reserve
findings and develop reserve studies based on the desires of the
community. Including structure finances, if needed, create budgets,
ensure quality control and manage Contractors and projects from
approvals and permits to completion.
- Experience
River Oaks is a multifamily association comprised of 6 buildings
with 38 units total. It was built roughly 30 years ago and began
to pour out money simply to keep the complex functional. Capital
reserves were being used to keep up with the maintenance and when
it was time to make necessary capital improvements the funds were
not available. Since the properties could not keep up with the
improvements, property values began to fall below market.
- Reserve Study
This unique software program allows associations to map out the
next 30 years of reserves as they pertain to building maintenance
and special projects. Knowledge and experience allows us to determine
the useful life of building products such as roofs and gutters,
siding, stucco, driveways, etc. Combining the formula for timing
and replacement costs allows associations to clearly anticipate
the work that will be necessary and prepare themselves for the
respective costs.
- Assistance with Finance Structure
If loans are needed Bold Developments will work with bank structure
and administered draws. If assessments are necessary, we will
work to a derive program based on the percentage of ownership
and debt service.
- Project Planning/Scheduling/Budgets
Bold will provide the association with construction schedules,
budget updates and sub-contractors information in order to continue
community communication throughout the projects.
- Sub-Relationship
Bold Developments’ continued relationship with sub-contractors
allows us to guarantee quality work and well priced sub-contracting
services when sub-contractors are required. Bold has developed
and maintained multiple relationships with qualified sub contractors
in order serve our clients specialty work needs; more notably
major electrical, plumbing and mechanical projects.
