Entitlement Process

As builders we understand the importance of having local consultants knowledgeable in policies and procedures to assess viability of projects. For any property requiring subdivision of Planned Urban Development, P.U.D., Approval including land use change, rezoning and platting. Through research and communication we can complete the proper approval processes in a timely manner.

Bid Process and Budgets

Budgeting is the most crucial aspect of any project. From preliminary budgeting through the bid process and contract implementation Bold has the knowledge to first provide rough estimates of costs based on ideas and the experience to accurately assess sub contractor proposals based on construction drawings. By vigilantly monitoring costs we are able to accurately obtain feedback concerning proposed changes that may impact project performance. Decision-making is enhanced and cycle time is reduced.

Bank Draws

Monthly draws are needed to fund operations of projects and require good relationships with local banks and knowledge of the construction process and sub-contractor billing to stay consistent with the Finance Structure established in the preliminary stages of the building process.

Inspections

Inspections by Town/County inspectors require a good working relationship with municipalities and proper oversight of sub-contractors to minimize delays in the construction process.

Sub-Contractor Relationships

Bold Developments has developed and maintained multiple relationships with qualified sub-contractors throughout Vail Valley. This relationship consists of equally high-expectations of both the Project Manager and Sub-Contractor, extensive communication of necessary permits, planning, budgets, schedules and necessary inspections to warranty the project stays on schedule.

On-site, full- time supervision is a necessity to ensure compliance with federal and local policies, solidify communications between engineers, architects and sub-contractors in order to minimize on-site building mistakes and unnecessary delays and costs.
